SELLER SERVICES GUARANTEE

We will review the agency's alternatives and representations that are available to you and to potential buyers - Seller Agency, Buyer Agency and Disclosed Dual Agency.

We will prepare a custom marketing action plan for your property.

We will provide you with a current market analysis and will assist you in determining the most effective list price for your property.

We will discuss with you various financing terms to be offered to buyers of your property.

We will furnish you with an estimate of the proceeds you can expect from the sale of your property.

We will help develop a plan - if requested - to enhance your property’s ability to attract buyers.

We will promote your property to other professional brokers and sales associates in the area.

We will submit your property listing to appear in the local MLS.

We will make information on your property available to local and out-of-town buyer prospects. Additional copies will be available for sales associates and prospective buyers at your property.

We will review with you our advertising program designed to generate buyer prospects for your property. Thisincludes submitting your property listing to appear on top of local, national and international websites.

We will place - with your permission and as local rules permit- a Coldwell Banker Bain for sale sign on your property, to help generate calls from prospective buyers.

We will present your written disclosure regarding the condition of your property to buyers. You will keep me informed of any changes to the property and keep the information current on the disclosure form.

We will provide you with complete access to the mortgage, title escrow and home warranty services you need.

You’ll be provided with an update on market activity to keep you informed periodically of competitive market conditions, buyer activity, and the actions we have taken to market your property.

Upon your request, we will be present at your home for every showing to make sure your home is secure.

Your home will be secured at the end of each day, if there’s an MLS key box and there were showings.

Your value will be justified to an appraiser when we meet with them in person and provide them market data.

We will review all purchase offers as they are presented, and we will work on your behalf to negotiate a purchase agreement with terms that are acceptable to you.

We will seek financial qualifying information on all buyers submitting a purchase offer.

We will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions.

We will provide you - if requested - with details about our relocation and referral services which are available to you at no cost, regardless of where you are moving.

Should Coldwell Banker Bain not perform the services as stated above, you are entitled to terminate the Buyer Agency representation agreement. Written termination notice must state reason(s) for termination and must be presented by you, in person, to the Office Manager. You agree to provide Coldwell Banker Bain with an opportunity to correct the situation within a 24-hour period following the delivery of the termination notice. However, if during the course of or within six (6) months after the expiration or the termination of this Agreement, you decide to purchase a property that was brought to your attention by the efforts or actions of the Broker, it is agreed that Coldwell Banker Bain will act on your behalf in drafting and presenting an Earnest Money agreement on the property selected and following the transaction through to closing.
